Best Neighborhoods St. George Utah

Everybody probably has their own opinions here, but based on your price range, here are my 3 favorite neighborhoods to check out if you’re looking for a deal. As a St. George Realtor, these are my preferences!

Low $400,000: In today’s market, that is a great price for a townhome. Cole West is just finishing up the very last of their lots in Brio and right now, you can buy a brand new, single-story, single-family home with 3 bedrooms, 2 bathrooms, and a 2-car garage for less than the price of a townhome. Even better, it’s in a neighborhood with enviable amenities & surprisingly low HOA fees of only $105/month. Hand to my heart, their amenities are arguably better than some of the ultra-exclusive HOAs in town. You get access to a huge clubhouse, tons of social clubs, a very nice gym, fitness classes, an indoor pool, an outdoor pool and spa, and pickleball courts! This is one of those neighborhoods that’s so good, houses rarely hit the market.

Low $500,000: Although I’m still kicking myself for not buying one of these when they were in the $300s and interest rates were under 3%, I still love this neighborhood! And there are still opportunities to buy in Woodland Estates. This cute little community is tucked away near Mall Drive and 3000 East, behind Lin’s Marketplace. They are cozy, which is usually code for small. But in this case, the builder uses the spaces so well it feels generous. Nice entryways that actually have a spot for furniture, a dining room roomy enough for a big table, covered patios, and I love the bathroom/walk-in closet in the Primary Suite! The location of this neighborhood is excellent. It’s just a smidge North of Moreland Park, where the home sizes and values far exceed Woodland Estates, and it’s close to everything. New retail and medical just keep popping up all over Mall Drive, and the schools are super close. Even better…it’s on Dixie Power!

$900,000 and up: The only thing I love as much as a good view is a flexible floor plan! Interstate Homes has both in Hurricane at The Ridge at Zion Vista. They are building new homes, with views! Even better, they have floor plans that offer 3 suites! The Casitas in the front of the home have a kitchenette, washer & dryer hookups, and their own private access from the outside. This creates an opportunity for guests to have their own private space, or even a space to generate rental income. And yes, the views are spectacular! Plus the Primary Suite in the back of the house is so good that you just might feel like you’re on vacation every day.
